One of the ways a realtor makes the house-selling process seem complicated is by listing all of the paperwork and marketing work that needs to be done to make the sale of your home legal and possible.</p>

A good FSBO organization will not only have all of the paperwork you need in the kit they supply you when you sign up, they will also have people available to answer any questions you may have on how to use and fill out those forms.  The forms are still complicated, but the FSBO organizations will walk you through every step so that you understand what you need to do in order to sell your home on your own.</p>

<p>So how to do you find the FSBO organization that is right for you?  The first thing you can do is check the rack of free publications at your local supermarket, and grab all of the FSBO publications.  They are always clearly marked, and they are usually updated weekly.  Take a look at the material and see if it is the way that you would want to present your house when you sell it.  Check the descriptions, and just check to see if the general quality and accuracy is up to your standards.  It is important that an FSBO organization have a companion website to go with their publication, because you want to get the word out to the people moving in from out of town as well as the people that already live in your town.  Navigate the website and see you like the way the site is mapped out, and see if you like the way the site is organized.  If you are happy with the marketing materials, then the next step is to see the FSBO in action.</p>
<p>A good FSBO knows that in order to sell a home they need to do more than just sell a package of paperwork and create marketing outlets.  They need to offer practical advice on how to do an open house, and offer their clients tips that will help them sell their home.  Take the time to visit an open house held by someone that has subscribed to an FSBO organization, and judge for yourself on the quality of the home’s presentation.  Do you feel like you are walking into an open house held by someone that knows what they are doing?  Are you noticing little things that help to sell a home like a friendly fire crackling in the fireplace and a pleasant scent throughout the house?  If you are impressed with the presentation of the house, then talk to the owners and ask how much help they are getting from their FSBO organization.  If you like what you hear, then the next step is to contact that FSBO organization and get started for yourself.<br />

			<content:encoded><![CDATA[<p>If you have chosen to put an FSBO sign of your property, then you need to learn about “contracts for deed.” That term refers to a type of owner financing, as used in a real estate transaction. Under the terms of a sale conducted within a “contracts for deed” agreement, the property owner promises to give the buyer a deed after the buyer has paid the property owner a certain amount of money.</p>
<p>In most cases, the terms of a “contracts for deed” agreement allow the new property owner to make payments over a set period of time. Each of those payments is expected to include a payment for the interest on the unpaid balance. Only after the buyer has completed all of the required payments does the seller hand the buyer the deed for the property.</p>
<p>Whenever a property owner with an FSBO sign on his or her property calls for the making of a “contracts for deed” agreement, then that property owner can manage to lay aside certain concerns. Once a buyer has signed such an agreement, then the seller of a property expects that buyer to keep the property insured, and to pay the real estate taxes on that property. The buyer carries out those duties in exchange for the opportunity to possess the real estate that has yet to be paid off.</p>

<p>In the event that a property owner who has put an FSBO sign on his or her home finds that the buyer has failed to make the required payments, then completion of a “contracts for deed” agreement gives that seller a “green light” to move forward, and to take the necessary legal action. By signing the “contracts for deed” the buyer has given the seller a waiting period of only 60 days, after which the seller can cancel the signed contract.</p>
<p>The completion of a “contracts for deed” agreement provides the seller of a property with both advantages and disadvantages. Such a contract gives the seller the opportunity to gain interest income on a piece of real estate. Moreover, whenever interest rates are high, the seller might be able to offer the buyer better credit terms than a conventional lender. That can increase the potential sale price of whatever home has been placed on the market.</p>
<p>On the other hand, the seller must deal with the fact that any failure on the part of the buyer to follow through with the required payments could force the seller to repossess the property. Most sellers do not want to regain possession of a property they once placed on the market. The seller can reduce the chances for that unwanted possibility by asking the buyer to make a substantial down payment. The buyer who has made a large down payment on a property is less likely to want to cancel a “contracts of deed” agreement.</p>
<p>The seller who asks for a substantial down payment also diminishes the chances for a “worst case scenario.”  If the seller demands a substantial down payment, then the buyer is less likely to default on the agreement at a time when the seller could not recover sufficient funds<br />

For those of you that do not know, FSBO stands for For Sale By Owners. Most of you are very formally with Realtors, as they are people that help you sell your house. Until now, the Realtors have had a death lock on the market, but now with the raising of a new star; the Realtors are going to have to fight to keep their spot on top. Or will the FSBO be crowned as the new champ? Let&#8217;s have a clean fight, and let the games begin.</p>
<p>When it comes to selling your home there are two different roads that you can take. First you can take the most used way, which would be with the Realtors. They have their positive things because they are going to do the work for you. They are going to put your house on the market and show it off to people. They can hold open houses, and they pretty much take care of everything. However, if you are looking to save some money then you may want to go with the FSBO. There are many websites that are out there now that can help you get your house on the market without the help from Realtors. Also, you can set up everything yourself because you do not have to do what the Realtors tell you to do. It seems like they both have their plus sides. now let&#8217;s take a look at the bad.</p>
<p><span id="more-13"></span>When it comes to down falls,both FSBO and Realtors have their negatives. First, we will start with Realtors. Sure they guys may do everything for you, but it all is going to come as a big cost to you. They are going to get 5 to 6 percent of whatever you make on your house. Now say your house sells for 100,000 dollars, they are getting a good bit of that. However, if you go with FSBO you are going to have to pay to post your house on different sites. Now only that, but you are also going to have to do everything yourself. Sure they have tools to help you, but you are not gong to have Realtors to handle all the dirty paper work. It&#8217;s always nice to know that you do not have to do something by yourself, but doing it this way you are kind of taking a shot in the dark.</p>
<p>So who comes out on top? Well it really depends on what you like. For me it would have to be the Realtors. This is just because it seems like a lot less work to go ahead and pay someone to help you get your house off the market as quickly as possible. However, if you know what you are doing to sell a home then you may think that FSBO is the way to go. By doing it yourself you are saving a lot of money. It is great to save money because then you know longer have to pay the Realtors. So what it comes down to is what you like the most. However, I do think that it is great that we have two different roads to travel down. Sure the FSBO is the less traveled road, but we are starting to see a shift in that.<br />

This is a big question for some people who want to do their own selling of their homes, furniture, or antiques.  You have to decide if you have the time and energy to put into the endeavor.  If you don&#8217;t, it may be wise to find someone to do it for you.  This will save you time and headaches throughout the process until it is finished.  Make the best decision for you and not for somebody else.  Sure your sister may need the money, but your cousin will help you out and actually knows what they are doing.  So make the best decision concerning this issue as you can.</p>
<p>FSBO stands for For Sale By Owner.  As stated before, this could mean a house or furniture, even an old car.  Make sure you have complete information on laws governing any transactions between you and another.  Always keep a written record and a bill of sale if necessary for high ticket items.  Do you know what to do if the people back out of the sale and how you can get restitution?</p>
<p>Here are some tidbits of information which may help you.  Make sure your house or car is presentable.  No one wants to look at a dirty house or trashy car. <p>Another great idea is to print of fliers and put them up all over your neighborhood. FSBO lets you take all the money earned and you don&#8217;t have to share all of it with someone else.  This is always a plus for people who live on a fixed mortgage or budget. The recent studies done by Fizber.com show that FSBO sites attract a more affluent, slightly more female than male audience. These sites cater to a primarily older, mostly Caucasian audience with the household income over $100,000/year. The typical visitor shops at Home Depot and watches DIY - The Do It Yourself Cable Channel. People in the middle class are more open to FSBO because there&#8217;s a larger incentive for them to save that 6%.According to the study, three quarters of all Americans begin their search for a new home on the Internet. Dozens of FSBO websites now offer home sellers a platform for marketing their homes to millions of potential customers on the Internet. A typical <a href="http://fsbo.fizber.com/" onclick="linkClick( this.href );" target="_blank" title="FSBO site">FSBO site</a> allows the seller to post a classified-style listing with multiple photos of the houses, along with e-mail and phone contact information. The majority of these home buyers and sellers are using the potential of the Internet to its fullest to save tens of thousands of dollars in agents&#8217; fees.</p>
<p>The survey has shown that 78% of consumers who plan to buy or sell a home in the next three years believe agents&#8217; commissions are unjustified. The same study also found that 92% of by owner sellers will sell their next home without the use of an agent. The concept is tantalizing: instead of paying a 6% commission to a Realtor, sell your house yourself on the Web.</p>
<p>However, the desire to reduce the transaction costs associated with selling real estate isn&#8217;t the only reason what makes FSBO becoming so popular. Today&#8217;s home sellers want more options and more flexibility than they&#8217;ve had in the past. The top reasons why people are using FSBO sites are to get information on homes for sale, get information on recently sold homes, and help determine a bid price on a home&#8230;</p>

<p>The researchers also found that New York and Florida are among the hot markets for home sellers who don&#8217;t want to turn to a real-estate agent. But what makes FSBOs hot in one town and not in another?</p>
<p>&#8220;Some regions of the U.S. are more receptive to Internet shopping than others&#8221;, says Chris Taylor, Fizber.com Analytics Department Manager. &#8220;According to the research, homeowners in Florida and new York are more receptive to selling without an agent because customers here use the Internet more often than people in other states but still there are several other minor factors driving the strong FSBO activity in particular markets&#8221;&#8230;</p>

Several companies are now offering flat fee listings and marketing packages to assist &#8220;for sale by owners&#8221;. Sellers are attracted to the low fees and compare them to the fees of a Realtor. There are advantages to the &#8220;for sale by owner&#8221; companies but only if you have the expertise and time to perform literally hundreds of tasks to complete the real estate process. I believe the benefits of listing with a Realtor far outweigh the benefits of using a &#8220;for sale by owner&#8221; company.</p>
<p>Let us compare the upfront cost associated with both options. To sign a listing contract with a Realtor it will cost you nothing. The only way a Realtor earns a commission is if and when the home sells. When signing a contract with a &#8220;for sale by owner&#8221; company the seller must pay the company a predetermined fee which is not refunded regardless of whether your home is sold. Remember that this predetermined fee typically doesn&#8217;t last until the home is sold so you may need to pay fees several times depending on how long it takes your home to sell&#8230;</p>

<p>Now keep in mind that once you have negotiated and settled on a commission with a Realtor that price is set and there aren&#8217;t any extra features that you need to purchase. &#8220;For sale by owner&#8221; companies typically require you pay extra for features including signs, photos, ads in magazines, internet advertising, and more. In addition, a Realtor&#8217;s commission includes payment to a buyers agent with no extra cost to you. Most &#8220;For sale by owner&#8221; companies require you pay buyers agents commission on top of their fees&#8230;</p>

<p>While at first glance a &#8220;For sale by owner&#8221; may seem like the answer, this simply isn&#8217;t true. If you are selling your home, I say give a Realtor a chance. Let them do the work so you can sit back and relax. The choice is now up to you: Hire a &#8220;For sale by owner&#8221; company, pay upfront, and take the risk of losing the upfront money or hire a Realtor with no upfront cost, pay Realtor commission once you have sold your home and lose nothing!</p>
