I would surely trust a homeowner when he sells his house or something like that! After all, it's his house and he should know everything inside and out. Without middlemen, you can get or buy his property at a lesser price. Can you imagine doing the transaction with someone else? How much do you think he will jack up on the price for that house?

There are many things you should consider when you want to buy a house that is up for sale by the owner themselves and I agree that you have to determine it by yourself. The best way is to approach the owner as soon as possible and ask questions personally. But in terms of financial aspects, it's best to look for a property that has no middle man or agent so there'll be no frightening mark-ups on the cost of a property. I should know that. I'm a home stager and I've learn home staging when I sold my own home a year ago. I've made my own home staging business plan, I've staged my own house and when I started selling it, buyers are swarming like flies. Now, I'm very happy with my business and I also teach home owners who would like to also sell their own estate.

Great list but where are the other two? Having your house pictured of great attraction is an edge in selling it and a good marketing strategy would do all the works. Advertising your home in websites who offer free advertising, like Craiglist is a sure hit.

I practiced real estate law for 20 years and now as a Realtor I see FSBO's making mistakes all the time to their detriment. Honestly, sometimes real estate agents are not any better at marketing. The only thing I can do to help is to educate. Any suggestions?

yes being a human, we can think sometimes; is it safe?
but when you see the broader picture, as a seller you are directly dealing with your customer without any intermediate agent ( who charges some money), i think its worth taking risk at nominal price and this phenomenon is getting famous day by day.

FSBO Property can be difficult to sell in this market. while there are some people who have been successful at it it was only when they applied SOME of the techniques used by realtors. Massive marketing, competitive pricing, working with mortgage pro's, and just being a constant marketer of your property. While a realtor DOES charge a commission they tend to get better results. It really just depends on your particular market and your willingness to sell your property.

Working FSBO has become quite popular nowadays. FSBO sites provide their users with easy search and many other services. Recently I ve come across one of such services ClimateWatch and found it rather useful. Climate watch allows homebuyers to check what the climate is like in another town or city all year round before they move there.
