Is FSBO Right For You Or Should You Try Another Option?

Is FSBO right for you or should you find another person to do the work? This is a big question for some people who want to do their own selling of their homes, furniture, or antiques. You have to decide if you have the time and energy to put into the endeavor. If you don’t, it may be wise to find someone to do it for you. This will save you time and headaches throughout the process until it is finished. Make the best decision for you and not for somebody else. Sure your sister may need the money, but your cousin will help you out and actually knows what they are doing. So make the best decision concerning this issue as you can.

FSBO stands for For Sale By Owner. As stated before, this could mean a house or furniture, even an old car. Make sure you have complete information on laws governing any transactions between you and another. Always keep a written record and a bill of sale if necessary for high ticket items. Do you know what to do if the people back out of the sale and how you can get restitution?

Here are some tidbits of information which may help you. Make sure your house or car is presentable. No one wants to look at a dirty house or trashy car. Make sure you give it a good cleaning and get all the stuff out that is not supposed to be there. Make sure there is no clutter and the home smells wonderful. Place a For Sale sign in the windshield or in front of the house. A simple yard sign can get the ball rolling long before you might think. This lets people know you are looking to sell and welcome them to come by and take a look. Be sure when you price your item that you look it up in two or three different books to ascertain the price. A good price sometimes means a fast sell. Likewise, a bad price may mean it will take some time to sell the property or item.

FSBO Trend

As I drive down the street I see numerous homeowners attempting to sell their homes by owner. Several companies are now offering flat fee listings and marketing packages to assist “for sale by owners”. Sellers are attracted to the low fees and compare them to the fees of a Realtor. There are advantages to the “for sale by owner” companies but only if you have the expertise and time to perform literally hundreds of tasks to complete the real estate process. I believe the benefits of listing with a Realtor far outweigh the benefits of using a “for sale by owner” company.

Let us compare the upfront cost associated with both options. To sign a listing contract with a Realtor it will cost you nothing. The only way a Realtor earns a commission is if and when the home sells. When signing a contract with a “for sale by owner” company the seller must pay the company a predetermined fee which is not refunded regardless of whether your home is sold. Remember that this predetermined fee typically doesn’t last until the home is sold so you may need to pay fees several times depending on how long it takes your home to sell…

Now keep in mind that once you have negotiated and settled on a commission with a Realtor that price is set and there aren’t any extra features that you need to purchase. “For sale by owner” companies typically require you pay extra for features including signs, photos, ads in magazines, internet advertising, and more. In addition, a Realtor’s commission includes payment to a buyers agent with no extra cost to you. Most “For sale by owner” companies require you pay buyers agents commission on top of their fees…

The Basics Of Real Estate Sales by CBSnews.com

At the dawn of the Internet age, if you were shopping for a house, it was a novelty to be able to look at grainy pictures of properties and long text lists of MLS listings. These days, it’s not a luxury to use the Internet to sell or buy a house, it’s a necessity, says Regina Lewis, AOL’s consumer adviser.

And it’s about how savvy you are about marketing your home online that can make all the difference in the end result. It’s log on or lose.

“These days, getting a real estate edge is easier said than done,”

said Lewis.

“Playing your online cards right, is not just smart anymore … it’s make or break.”

According to Lewis, here are five key things to consider before you start showing your home:

FSBO Real Estate

REAL ESTATE AGENT: “Insist on digital photos ahd a 3D tour! When you are selecting a real estate agency or agent, check out their online listings. Do they look striking to you? Don’t let anyone tell you that your house needs to be at a certain price point for online marketing to be offered. It’s too important in any/all price points at this stage. Insist on it and ask to review & approve all photos and video in advance of them “going live” online.” Lewis suggests you can check out www.realtor.com

FSBO WEBSITES: “If you’re going to go FSBO (For Sale By Owner), do it well, or don’t do it at all. If you go it alone on sites like FSBO.com, make sure you know what you’re getting into. Find the most cyber-savvy person you know to help make sure you put your best online foot forward. If you can’t do it well, have someone manage this piece for you at a fraction of what you’d pay a realtor. www.fsbo.com
